Why are you looking for a property manager?
As an investor, there’s three things you need:
It’s frustrating isn’t it? You worked hard, saved money and bought an investment property (or several). You have dreams and goals. You just want to have someone manage your property and care about it the way you would.

Property management companies typically have one property manager that takes care of everything for you. You never know if you have a good property manager until something happens.
The typical property manager doesn’t have the bandwidth – they have to take care of everything on your property – all the inspections, the reporting, maintenance issues, getting quotes, scheduling maintenance, ensuring it got done correctly – it’s a lot.

Before we started Vanilla Rentals, our experience was no different.
Sure our property manager was nice, but she was over-worked, severely underpaid for all the hats she had to wear, had little experience with building and maintenance so she could never give us the information we needed when we needed it.
Property managers are typically made up of well-intentioned inexperienced people that don’t understand what investors want and how to deliver it to them.
Inexperience and lack of accurate and timely communications drove us crazy. We were not getting updates on where the properties were at.
And then we had problems with our properties and the company that was managing them . . .
“The Termite Nest”
The property had a termite nest that would have been quick and inexpensive to fix. Unfortunately, the property management company and inspection didn’t pick it up. It cost $20,000 to fix it. Ugh. Not fun.
We had enough so we fixed this – we started our own property management company.
$700 or $16,000 for Stairs? How we saved $16,000.
We received notice that a property had a problem with the stairs. The property management company got quotes that said it would cost $16,000 to replace the stairs. Something didn’t seem right so we had our internal maintenance team look at it. They inspected it and found that instead of a whole new staircase, just TWO STAIRS needed to be replaced to bring it to code. The cost – $700 total. What would you rather pay – $700 or $16,000?
The property management company will get quotes for you and it’s up to you to decide what to do.
When problems came up, we couldn’t get good answers to our problems. Many times our calls wouldn’t be returned for days, or worse, would go unreturned.

One investor had a property that was vacated. We performed an inspection on the property and compared it to others in the neighbourhood. We found that the property could rent for $380 per week now, but it would rent for $450 if it was done up. The investor agreed but didn’t want to invest the money all at once now, so we gave him 3rd option – we said, let’s rent it for $420 and have upgrades done over time. The investor was THRILLED with this suggestion. They would make an additional $40 per week ($420 – $380). Over the year, that is an extra $2080 per year!

A landlord had just finished upgrading his property and sent us pictures that he wanted posted for potential tenants to see. The owner had a toxic mould issue and needed to get it cleaned up. He spent about $10,000 on getting his property repaired and ready for rent. He lived in Sydney and was locked down so he couldn’t come up and see the property. He had people come in to tidy it up and sent us the pictures to post online.
One look and there’s no way we were going to put those photos up. You see, there was a bush at the front of the property that was overgrown and didn’t look good for advertising!
